Planning and Pricing Alignment

We collect and level all our pre-approved and vetted sub-trades' pricing using the same contracts and requirements as we use in our Design-Manage service. So you get clean scopes, fair numbers, and reliable partners.

Scope finalization and budget check. We convert your SOW into in-house and trade packages, confirm inclusions/exclusions, and align on allowances and change order rates.

Preliminary schedule and logistics. We map lead times, OFCI (Owner-Furnished, Contractor-Installed) arrival windows, access/parking, and bin locations.

Risk register. Flag potential concealed conditions risk with pre-agreed-upon responses and rates.
Pre-Construction
Permits, Plans, and Site Readiness

Permits & inspections plan. Pull all required permits and work key inspection milestones into the schedule. Confirm any local AHJ (Authority Having Jurisdiction) requirements.

Trade lineup & kickoff. Award sub-contractor contracts, review scopes, quality standards, inspection criteria, and communication cadence.

Site safety setup. Finalize the Site-Specific Safety Plan (SSSP): emergency contacts, muster point, first-aid kit location, PPE requirements, visitor sign-in, hazard registry (expectations on how we handle dust, noise, and live systems). Everyone knows the rules before the tools come out.

Material and Vendor submittals. Before we order or install, we gather the product information from our vendors (models, finishes, install requirements) review it with you to confirm it matches your selections/vision, then lock them in. A quick check that prevents costly mix-ups down the road.

Verify WCB & Insurance documents are up to date and collect any MSDS for products coming to the site.

Inspection and commissioning plan. We lay out the sequence for both official and internal inspections, along with final "proof it works" procedures. You will know what is being tested and when, and what a pass looks like.


Construction Phase - Execution with Accountability

Daily coordination and QA checks. Sequence sub-trades, verify workmanship, and resolve issues as per the risk register before they snowball

Safety in action. Daily tailgate (toolbox) huddles and pre-task hazard assessment. enforce PPE, ladder/scaffold checks, tidy cords/hoses, and general housekeeping. Maintain clear egress and dust control, and log inspections.

Change orders by rule. Use preset rates, written approvals, and provide options so changes (if needed) stay fair and controlled.

Progress billing is tied to work-in-place, and holdbacks are enforced as per Alberta's PPCLA.

Real-time deficiency tracking → Document and coordinate resolution of issues as they arise, preventing the overwhelming “punch list” at project end.

Concealed work documentation → Capture photo and/or video evidence of framing, plumbing, electrical, and HVAC work before walls close, protecting you if issues surface later.

Rhythm meetings and updates. We hold weekly or bi-weekly trade coordination meetings (safety, sequencing, upcoming inspections, constraints) with same-day minutes distributed, clear action owners, and due dates. Shortly after we host a quick homeowner touch-down (10-15 min) covering the highlights. Full progress, photos, schedules, logs, and documents are available 24/7 through your on-line customer portal whenever you want a deeper look.
Closeout & Warranty

We deliver a complete handover package and stay available through the warranty cycle.

Handover package includes As-Built documents, permit close-out confirmation and notes, manuals, paint codes, appliance cards, photo logs, and a warranty/maintenance log.

Final inspection and sign-offs. Perform a final walkthrough with you flagging any potential deficiencies along with a demonstration on specific equipment, and review how to conduct the warranty/maintenance items noted.

Holdback release. We provide the final completed and closed-out deficiency list and review, as well as all the required statutory documents and lien waivers for your protection. We will work with you to trigger the safe release of payment holdbacks.

Warranty calendar. At this stage, we will review a 30-day, and 12-month warranty check-in dates that work with your schedule. We review the process for making claims outside of these dates for quick responses, along with other options available for the proper maintenance of your new product.
